We are thrilled to announce that the Beylin Development team has received Major Site Plan and Subdivision approvals from the Town of Windham, New Hampshire Planning Board for our project at 11 Indian Rock Road. This approval allows us to move forward with a development that embodies the community-focused vision of the Village Center District. This district aims to create a walkable, mixed-use center with residential, commercial, historic, and public space components that enhance the quality of life in Windham. Our project contributes to this vision by introducing 45 A-class, garden-style apartment homes and integrating public, commercial, and residential spaces in a cohesive, community-focused layout. Additionally, the project includes 12,000 square feet of commercial space on a separate lot, enhancing the mixed-use appeal of the development.
In response to valuable community and planning board feedback, our team redesigned 11 Indian Rock Road to exceed community expectations and promote inclusivity. Mona Beylin, co-owner of Beylin Development, shared her perspective, stating, “We aimed to create a development that enhances the quality of life for everyone in the town. The insightful feedback from the planning board and the community was crucial in shaping a welcoming development that truly enhances the community’s wellness.”
Simon Beylin, President of Beylin Development, commented on the project’s broader goals, saying, “This project is about more than just building homes; it’s about creating a community hub that naturally fits within the Village Center District. We’re thankful for the planning board’s valuable feedback and the Dubay Group’s expertise, which guided us in designing a development that meets the spirit of the ordinance, the residents’ desires, and makes the best use of the site’s topography.”
To ensure that 11 Indian Rock Road aligns with both the community’s needs and the Village Center District’s objectives, we have introduced several features. The development now includes Central Park at Windham, designed as a peaceful, wellness-oriented outdoor space with walking paths through meadows and wooded areas. These paths are planned with the potential for connectivity to other properties, enhancing the walkable nature of the district. Ribbon paths and a comprehensive network of sidewalks throughout the development promote a pedestrian-friendly environment and support the district’s goal of fostering a walkable community.
In collaboration with the local historical committee, we are installing a historic plaque commemorating a historic cabin on the site. The plaque, made from materials from the cabin, honors the area’s heritage while integrating it into the new development. Additional features like benches, a shaded pavilion, and seating areas provide comfortable, accessible spaces for relaxation and social interaction. An open passive lawn area offers flexible space for picnics, outdoor recreation, yoga, and other community activities, while bike racks encourage sustainable transportation.
The 11 Indian Rock Road project is one step closer to the commencement of construction, promising to create a vibrant and attractive community where residents can enjoy a high-quality of life. The local hospital has already expressed interest in the housing opportunities the development will provide, highlighting the project’s potential to meet essential community needs.
